Costs to consider
What does it cost to switch?
Switching home loans can deliver real financial gains but it's worth understanding the potential costs upfront.
When you refinance to a new lender, you'll need a conveyancing lawyer to manage the mortgage discharge and registration process. This typically costs around $1,300, depending on your situation and lawyer.
Some lenders offer a free legal service as part of the refinancing package — your dosh adviser will let you know what's available for your situation.
Worth knowing: cashback from the new lender can often cover solicitor fees with money to spare.
If your current bank gave you a cash contribution when you last took out or switched your home loan, they may claw some or all of it back if you leave within 3 years of receiving it.
The clawback amount typically reduces over time — the closer you are to the 3 year mark, the less you'd need to repay. Your dosh adviser will factor this into the full switching assessment.
If you're on a fixed interest rate and want to switch before the term ends, your current lender may charge a break fee. This compensates them for the interest they lose by releasing you from the contract early.
Break fees vary widely depending on how much time is left on your fixed term, how much rates have moved since you fixed, and the size of your loan. In some market conditions break fees can be minimal — in others they can be significant.
The best time to refinance without break fees is within 2–3 months of your fixed rate expiring. If you're mid-term, your dosh adviser will calculate whether switching early still makes financial sense once the break fee is factored in.
